How It Works

  1. Conceptual Design: This involves brainstorming and ideation to develop initial design concepts for the project. It includes defining the overall vision, style, and functionality of the home.
  2. Site Analysis and Planning: Architects assess the site where the home will be constructed, considering factors such as topography, climate, environmental impact, and local regulations. They then plan the layout of the home and its surroundings to optimize space and functionality.
  3. Schematic Design: During this phase, rough sketches and drawings are created to explore different design options. These sketches help to visualize the spatial relationships and overall appearance of the home.
  4. Design Development: Once a schematic design is chosen, it is further refined and developed into more detailed drawings and plans. This phase involves specifying materials, structural systems, and home systems such as HVAC, electrical, and plumbing.
  5. Construction Documents: Detailed drawings and specifications are created to communicate the design intent to contractors and construction teams. These documents include floor plans, elevations, sections, details, and schedules necessary for obtaining permits and constructing the home.
  6. Bidding and Negotiation: Architects may assist clients in obtaining bids from contractors and evaluating proposals to select the best contractor for the project. They may also negotiate contracts and clarify project requirements with the chosen contractor.
  7. Construction Administration: Throughout the construction phase, architects may provide on-site observation and oversight to ensure that the project is being built according to the design documents and quality standards. They may also respond to requests for information (RFIs) and review submittals from contractors.
  8. Post-Occupancy Evaluation: After the home is completed and occupied, architects may conduct evaluations to assess how well the design meets the needs of the users and identify any areas for improvement.
